01 - Why this works for your listings

A water test is the cheapest listing-prep upgrade you can offer

Buyer concerns about water in the Lowcountry are real and rising. Summerville CPW has detected five PFAS compounds at levels above EWG health advisory guidance, and the utility has begun a $96M remediation project. That story is in the news. Buyers ask about it during showings. A pre-listing water test - by a third-party installer, with a printed report - converts that ambient anxiety into a documented seller upgrade.

For your seller, a free water test is a 45-minute appointment that produces a Puronics + Pristine-branded report you can attach to MLS or include in the disclosure packet. For your buyer, a free water test post-inspection is a courtesy that costs you nothing and differentiates your buyer-side service.

02 - The 60-second listing presentation pitch

What to say at the kitchen table

"Before we list, I am going to set up a free water test with Pristine Water Networks. They are a Summerville installer; they do not charge for the test, they are not pushy, and they leave you with a printed report. Buyers will ask about water - they always do in this market. Having a third-party report ahead of time means you do not get hit with concessions over a CPW story. It also gives me something to put in the listing packet. Are you free Tuesday or Thursday afternoon?"

Two things make this pitch work. First, you are offering a courtesy, not a sales pitch - the test is free with no obligation, no contract, no system on the truck. Second, you are pre-empting buyer concerns that will surface later anyway, on your timeline instead of theirs.

03 - The listing-prep test report

What the seller (and the listing) get

  • A 6-panel water test (hardness, chlorine/chloramine, TDS, pH, iron, manganese) run on the kitchen counter while the seller watches.
  • A printed Puronics + Pristine-branded report with the actual readings, the published CPW range for the area, and a plain-English read of any flags.
  • If the home already has treatment installed, a system inventory and a note on remaining service life.
  • If a system is recommended for resale appeal, the published $7,999 turnkey price - no "call for quote" obscurity.
  • A copy of the report emailed to you for the listing packet.

We sign nothing for the seller at the test. Pristine's policy is published: if your water tests fine, we tell you. The report is the deliverable, period.

04 - For your buyers

Post-inspection water test as a courtesy

If your buyer is closing on a Lowcountry home, a free water test between inspection and close is a low-friction service. The buyer gets a baseline reading on the home they are buying, you get documentation of any anomalies, and Pristine gets a chance to talk to a homeowner who is moving in next month. If there is a concession conversation to be had, the report is in your hand before the close.

Book it the same way you book the listing-prep test - through your per-agent link. The buyer never sees the partner mechanic, just a short note from you and a calendar slot.

05 - Per-agent tracked link

How attribution works

Every realtor partner gets a tracked URL. The format:

prstnwtr.com/book?ref=realtor-{your-name}

Example for Jane Smith: prstnwtr.com/book?ref=realtor-jane-smith

When a client books through your link, our calendar tags the appointment "[REALTOR ref:jane-smith]" and color-codes it. If the appointment converts to a sale, we know it came from you. If you want a custom slug (initials, brokerage prefix, anything else), email the project coordinator and we will set it up.

QR code for leave-behinds

When you print this kit for a listing presentation or open-house packet, generate a QR code from your tracked URL using any free QR generator (qrserver.com or qr-code-generator.com both work). Drop it on the back page of the listing brochure or on the counter card you leave during open houses. Scan tracks back to your link.

06 - Reciprocity

How we send buyers back

The realtor partnership is a two-way street. When Pristine completes a water test and the homeowner mentions they are thinking about moving, our default response is "you have a realtor in mind?" If they say no, we ask if they want a couple of names. The realtors we have a tracked relationship with are the ones we send.

We do not auction those introductions. We send the homeowner to one realtor at a time, by neighborhood specialty and recent activity. If you are a Nexton specialist, you get the Nexton calls. If you have an active Cane Bay listing, you get Cane Bay buyers. The allocation is by fit, not by who paid the most.

07 - Listing impact data

Why water disclosure matters in the Lowcountry

  • EWG Tap Water Database flags 11 compounds in Summerville CPW water above EWG health advisory guidance, including five PFAS compounds.
  • PFUnA in the Summerville supply was measured at 1,183 times the EWG health advisory level - the highest multiplier in the public CPW dataset for the region.
  • Summerville CPW has begun a $96 million remediation project at the Old Carolina Road plant; completion targeted 2029 - 2031.
  • Allaria et al. peer-reviewed listing studies show documented water-quality remediation correlates with faster days-to-close in markets with elevated public concern.

You do not have to argue any of these numbers in a listing presentation. The CPW report and the EWG database are public. Pristine's role is to put a clear printed read of your seller's actual address on the table, with no upsell pressure attached.
