You bought a new build in Foxbank Plantation. The house is solid. The neighborhood is growing. The 67-acre lake is a selling point.

But the water flowing through your brand-new pipes comes from the same source as every other CPW customer in the Lowcountry. Here's the cited data for Foxbank.

Your Water Source

Foxbank Plantation sits in Berkeley County, within the Moncks Corner area. Your water is supplied by Summerville Commissioners of Public Works (CPW), sourcing from Lake Moultrie via the Santee Cooper Regional Water System.

This is the same utility that serves Nexton, Cane Bay, Carnes Crossroads, and Summerville proper. The chemistry is identical.

7.2 Grains Per Gallon

CPW water measures about 7.2 gpg, moderately hard per the USGS scale. Charleston Water System, which serves the peninsula and parts of the metro, runs about 3.4 gpg.

If you PCS'd from a base in a softer-water region, that jump explains the showerhead crust, the dishwasher spots, and the soap that doesn't rinse like it used to.

Chlorine Disinfection

CPW uses chlorine. If you notice a pool smell from the tap, especially in the morning, that's normal at regulated levels. A carbon filter at the kitchen tap addresses the taste.

If you've been stationed somewhere that used chloramine (which many larger metro water systems do), the chemistry here is different. Chlorine is simpler to filter but produces different disinfection byproducts than chloramine.

EWG Flags: 11 Contaminants Above Health Guidelines

The EWG Tap Water Database flagged 11 contaminants above EWG health guidelines for Summerville CPW (testing 2014-2023). The most notable include disinfection byproducts (TTHMs at 168x EWG guideline, HAA9 at 368x) and PFAS compounds (PFUnA at 1,183x guideline).

The builders serving Foxbank (DR Horton, Dream Finders Homes, Crescent Homes) use modern plumbing materials. PEX or copper supply lines. No galvanized steel, no lead solder. Your internal plumbing is clean.

But new plumbing doesn't change the incoming water chemistry. Your brand-new PEX line delivers the same 7.2 gpg water that a 20-year-old copper line in Summerville proper delivers. The pipes are new. The water is the same.

Most newer builds in Foxbank route the main water shutoff through the garage, which makes whole-home conditioning installation straightforward. A typical install takes about 4 hours from the shutoff valve to the final test.

For Military Families

Yes. Well water in Berkeley County can have a different set of issues: iron, hydrogen sulfide, manganese, and variable hardness. The free water test covers well water with a full appropriate panel.

What about the 141 acres of wetlands?
The wetlands are part of Foxbank's ecosystem design. They don't directly affect your tap water, which comes from the CPW municipal supply, not from the local water table. But if you have a well (some properties near Foxbank's perimeter do), the local water table and its interaction with the wetlands can influence well water chemistry.
